When I decided to sell my home and move, I was navigating so many family obligations.  I was moving kids into college dorms, changing first jobs, and working an additional job to help with college expenses.  

My home was definitely lived in.  It was hard keeping everything clean with so many things going on.  Add in the fact that two kids were already away at college and couldn't help with their rooms and one poster-loving kid had walls covered with fandom posters that represented emotional ties to the home he didn't want to leave.

But, I knew that a cluttered home can feel small and does not sell as well as a home where the buyer can visualize the space and how it would work for their lives.  With the help of a family member, within four weeks I was able to declutter (I moved "extras" into a temporary storage unit), fix minor issues, and repaint needed areas. Just by doing these small things, I was able to bring my projected selling cost up by $20,000-$25,000.  

When preparing your home for sale, understanding the psychology of buyer first impressions is crucial.   • Plan ahead for larger projects: If you know the exterior of your house will need a whole new paint job, prepare for this 6 months - 2 years ahead of selling. Large projects can be overwhelming when trying to get a house ready for the market.
